So you want to buy a home? Now what? Do you do it by yourself? Where do you turn?

- During our conversation I will ask you a ton of questions about your needs & wants
- Have you talked to a mortgage professional? If not, I can recommend someone that I have experience working with. In order to buy real estate, you need to know how much home you can pre-qualify for. This will help narrow down the search of homes & make sure none are excluded & that we don’t waste time searching for homes that are way out of reach.
- Location, do you want to be in Raleigh, Wake Forest, Morrisville, Cary, Apex, Durham, Chapel Hill, Inside the beltline? City limits? In the country? Subdivision?
- Home specific things that you need or want. Garage, # of bedrooms, acreage, formal spaces, ranch, 1st floor master, subdivision specifics like pool or tennis courts, anything that is of interest to you or really important to your choice in home should be talked about.
- Are you looking for a single family home, townhome, or condo? New construction? Older? Fixer upper? Move in ready? Foreclosure?
- What is your time frame? I have my things packed and ready to go, when I find something I like, ehhh..no rush?
- Do you have a home to sell first?
- After our conversation, I will do searches for you and send you listings that fit your criteria. When new wants/needs arise let me know and I will tweak the searches to fit.
- After seeing the listings I send or may have found driving by a home or scouring the internet and you see something you like…the REAL fun part starts! We go see the houses!!
- Now you absolutely fell in LOVE with a house and HAVE to have it! GREAT!
- I will write an NC offer to purchase after we discuss things like price, closing costs, home warranty, closing date. At this point you should also make sure you are pre-qualified for a mortgage and have the pre-qual letter from the lender to provide with the offer.
- We then submit our offer to the seller of the property and the negotiating begins
- I will work hard to negotiate on your behalf to get you the best contract.
- When all is agreed upon, there is now a contract
- It will then be time to set up the inspections, get the closing scheduled and contact the lender to get started on financing
- Typical inspections are:
- Home Inspection ($275-$425)
- Radon test ($125-150)
- Pest Inspection ($75-85)
- Well & Septic
- The inspectors will each give a report of their finds and recommendations of repairs. From that list we will develop of list of repairs that we would like the sellers to complete. There are several ways the sellers can answer, they can chose to do nothing, to fix some or all of the request, or maybe offer money in lieu of repairs. I will work with you to make sure you are comfortable with the repair agreement.
- Typical time from contract to closing is approximately 45 days. During this time I will be in constant contact with your lender, attorney and the other agent to make sure everyone is moving towards the same goal, closing on your home.
- The day before closing or the morning of closing we will do a final walk-through to make sure all repairs are complete & that the home is in the same condition or better then it was when it was first viewed. .
- The closing takes place at an attorney’s office and paperwork will be signed and the keys will be handed over.
